The home-selling season is heating up. May through August are the four heaviest home-selling months of the year, according to the National Association of REALTORS. In fact, 40 percent of all homes are sold during those months.

Home sellers can take steps to prepare now for upcoming home inspections. Tackling a few common areas of the home during spring-cleaning routines can help the inspection go more smoothly.

Here are the top five cleaning tips before a home inspection:

Clear Access

Home inspectors need to check all the areas and systems in and around a home. To do so, the inspector needs free access. Be sure to clear the path to the electrical box, furnace, water heater, attic or air conditioning unit of any items or debris. Also clear areas under the sink for plumbing inspections.

Clogged Drains

Test all sinks in the house. Check for slow or completely clogged drains. Greasy substances that wash down the drain can build up on pipe walls. Other solid debris, such as food particles and hair, also get stuck in the sticky buildup which often results in a clog. For severe clogs, consider hiring a plumber prior to the inspection. Mild clogs can be easily addressed with either over-the-counter drain cleaners or a homemade combination of baking soda and vinegar. 

Replace Filters

Replace air filters in a home’s HVAC system at least every three months, especially after the winter season. This help improve the air quality in your home and the efficiency of the system. It will also show a home inspector you are on top of regular maintenance around your home. Failure to replace filters regularly demonstrates neglectful behavior to an inspector.
